Reservations

 

Please treat the property with respect and care so that other guests can continue to enjoy it. Kellam cottage will be fully inspected (furniture, paintings/pictures, electrical equipment, etc.) at the end of your stay and you may be charged for any loss or damage found. We reserve the right to enter the property under any special circumstances or emergencies. You (Hirer) are responsible for the behaviour and actions of all the guests during your stay at Kellam Cottage. We reserve the right to terminate your booking as a result of any damages done to the property and/or any inappropriate behaviour brought to our attention by the locals.

 

A £150 “accidental damage and breakages” deposit will be debited in addition to the total rental cost including taxes to secure your reservation, immediately upon booking with us. Once you have received a Reservation Confirmation email that outlines a summary of your booking, please review the information carefully and contact us immediately and without undue delay at info@kellamcottage.com if you have any questions or require any changes. This email will also include important information that we urge you to read to prepare your stay at Kellam Cottage.

 

Upon inspection of the property, the £150 “accidental damage and breakages” deposit will be returned immediately at the end of your stay should the property not show abuse neglect and lack of care. Naturally, we hope that our guests are responsible and will treat our cottage with respect but as we do not take references before any booking, we have to retain a small caution in return.

 

Kellam Cottage only accepts online bookings by credit/debit card or PayPal.

 

• Price for 7 nights commencing on a Friday is £650, unless otherwise stated

• Weekend breaks - Friday to Monday - are £390, unless otherwise stated

• 3 days minimum booking is £390 unless otherwise stated

• Arrival time is from 3pm and departure by 10am unless otherwise agreed

Pets are not permitted at Kellam Cottage.

 

Sorry No babies or children under 12.

 

No candles or burning incense allowed.

 

Strictly NO SMOKING inside the property. Under no circumstances is smoking permitted inside the property.  Cigarette butts are not to be left in gardens beds, etc.  Please dispose of butts thoughtfully.

 

The cottage has a wood burning stove – logs, kindling and firelighters are available as required with the initial basket of logs free of charge, additional logs charged at £5 per basket.

 

We ask that all of our guests purchase Travel Insurance, which is generally inexpensive, but can really save a lot of emotional distress if an unforeseen event occurs. We also recommend you are covered for accident, illness, medical (evacuation) and theft.

 

Cancellation Policy

 

Cancellations made more than 4 weeks from check-in date will receive a 90% refund and the £150 “accidental damage and breakages” deposit.

 

Cancellations made less than 4 weeks from check-in date will receive a 50% refund and the £150 “accidental damage and breakages” deposit.

 

For cancellations made within 3 days from check-in date ONLY the £150 “accidental damage and breakages” deposit will be refunded.

 

All refunds are payable by PayPal (subject to PayPal fees) or by bank transfer at this time.

 

In order to avoid any misunderstandings, please note that there are no refunds or credits issued for early checkouts and also there are no refunds or credits issued due to bad weather or travel arrangements/traffic which all lies in your area of risk.

 

Kindly note that this policy is not concluding, English law shall apply to your booking, venue shall be London.
